Alabama License Law requires our brokerage to review the RECAD form with each licensee annually. To streamline the process, we have included the RECAD form, our Agency Disclosure Office Policy (ADOP), and the Independent Contractor Agreement (ICA) together for your review and signature. When you open the form, you will be prompted to enter your name, email, Alabama Real Estate License Number, and Social Security Number. Once those fields are completed, you will be able to review each document and submit the full packet.
The Independent Contractor Agreement (ICA) is the foundational agreement between you and our Market Center. It defines your role as an independent contractor and outlines the expectations, responsibilities, and standards that guide our working relationship. It also establishes how we operate together under the Keller Williams brand, including professional practices, compliance requirements, and the shared commitment we make to support your business while upholding the values of our brokerage.
RECAD and the ADOP must be shared with every consumer you work with. As stated in the RECAD form and confirmed in our ADOP, there are three types of agency: Single Agency, Dual Agency, and Transaction Facilitator.
• To establish a Single Agency relationship, you will use an Exclusive Buyer Agency Agreement or an Exclusive Right to Sell Listing Agreement.
• If you are working as a single agent and plan to submit an offer to a fellow KW Huntsville agent, or to an agent from one of our branch offices including InTown Partners, The Favour Group, or Sterling Properties, you must also sign a Designated Single Agent form.
• If you are individually working with both buyer and seller as a single agent, a Dual Agency form is required.
• If you are working as a Transaction Facilitator, a Transaction Facilitator form is required.
A written agreement must be in place between the licensee and the consumer prior to writing any offer or listing any property.
